In this document, “we”, “our” or “the Host” refers to Ella Srl; “Guest”, “User” or “you” refers to the person making the booking.
Confirmation of a reservation and/or payment, even partial, constitutes full acceptance of these Terms and forms a legally binding Short-Term Rental Agreement under Italian law (Art. 1326 of the Civil Code).
Scope of the agreement
Ella Srl rents furnished properties for short-term holiday use, as described on the website and in the booking confirmation.
The rental concerns the private and exclusive use of the property and its facilities.
This agreement does not include hotel-style services or continuous assistance, but only the use of the property and related hospitality, cleaning, and maintenance services.
Bookings and payments
Prices, booking conditions and total amounts are displayed during the reservation process and confirmed by email.
Payments can be made:
- via Guesty Pay, by credit/debit card or other secure electronic methods, or
- by bank transfer to Ella Srl, following the instructions provided at the time of booking.
A deposit or full prepayment may be required, depending on the selected rate plan.
Failure to complete payment within the indicated deadline may result in automatic cancellation without refund.
Prices do not include the city tax, which must be paid upon check-in according to local regulations.
Cancellations and refunds
Cancellation terms vary by property and rate plan and are shown during the booking process.
In general:
- cancellations made within the free cancellation period stated in your booking confirmation will receive a full refund;
- cancellations received after this period, or no-shows, are non-refundable.
In the event of force majeure or the property becoming unavailable, Ella Srl will offer an alternative accommodation of equal or higher standard, or refund any unused nights.
Refunds are processed using the same payment method used for the original booking.
Security deposit and liability
A security deposit or pre-authorization may be required as a guarantee against potential damages.
The amount and return procedure are stated in the booking confirmation and may vary depending on the property.
Guests are responsible for any damage caused to the property, its furnishings, or facilities and authorize the Host to charge the necessary repair costs.
Ella Srl shall not be held responsible for theft, loss of personal belongings, or service interruptions caused by events beyond its control.
House rules
Guests agree to:
- use the property responsibly and for lawful purposes only;
- respect the maximum occupancy stated in the booking;
- not sublet or transfer the reservation to third parties;
- avoid hosting parties or events without prior written approval;
- respect quiet hours, neighborhood regulations, and safety standards.
Breach of these rules may result in early termination of the stay and the application of penalties, without refund.
Access and maintenance
Authorized staff or maintenance personnel may access the property when necessary for urgent repairs or inspections, after prior notice to the Guest whenever possible.
Data protection and privacy
Personal data are processed in compliance with EU Regulation 2016/679 (GDPR) and applicable Italian law.

Limitation of liability
Ella Srl shall not be liable for interruptions or malfunctions caused by force majeure, technical failures, adverse weather conditions, or events attributable to third parties.
In such cases, every effort will be made to assist the Guest or provide reasonable alternatives, but no compensation shall be due beyond the refund of any unused nights.
Governing law and jurisdiction
These Terms and any disputes arising from them shall be governed by Italian law.
The Court of Rimini (Italy) shall have exclusive jurisdiction, except where consumer protection laws require otherwise.
Changes and updates
Ella Srl reserves the right to modify or update these Terms at any time.
Any amendments will apply to bookings made after the publication of the revised version on this website.
